Ultra-high-end real estate in Boca Raton, Florida, is on a stratospheric rise, beating record sales prices every year for five consecutive years. And the price per square foot of high-end homes in the city is now up to Miami Beach prices.
“People tend to think of Miami when it comes to high-end real estate in South Florida,” said Douglas Elliman, a real estate agent at Adzem Senate, “but Boca Raton is certainly one of most important luxury in the region. “
The biggest sale of all time in the city, located about 45 miles north of Miami and 28 miles south of Palm Beach, was traded last year for $ 24.5 million, with a price per foot square of more than $ 2,800, according to public records. That’s more than four times the average price of $ 670 per square foot for a luxury home, which accounts for the top 10 percent of sales in Boca.
Record sales also surpass the average price per square foot achieved in Miami Beach, with $ 2,766, according to the most recent first-quarter Elliman Report.
“Trophy properties have gained momentum in the South Florida market over the past three years, for tax benefits, security reasons and the pandemic,” Adzem told CNBC.

Nero, who represents clients in both Miami and Boca, believes that a trophy house in Boca is still a relative bargain compared to Miami’s high end.
“This Miami house would cost $ 4,000 or $ 4,500 a square foot,” he said.
