A new view has been introduced for the corner of Rutland and Robson Roads.

Nearly two years after the city council gave initial approval to redistribute three Robson Road properties to develop a three-story, 54-unit development, plans have changed.

The original development suggested consolidating the three properties to make way for the project, but in the intervening years, a fourth property has been acquired at 285 Rutland Road, changing the scope of the development.

New plans unveiled this week include a five-story development and 106 units of rental condos.

In its application, Lakeview Homes calls the project a “prime example where we can make better use of land by providing 100 rental condos instead of four existing single-family homes.”

In order to integrate into what is mostly a single-family neighborhood, the developer says the building will be designed to reduce in height as it borders the residential area to the south.

“Lakeview Homes seeks to meet the high rental demand in the area by increasing the building to five storeys in height and relocating to RM5R instead of the previous RM3 application,” the application concludes.

“There is a 0.6% rental vacancy rate for CHMC figures and therefore there is a great need for additional rental units even though the location of the property is outside the city center.”

The composition of the proposed unit includes 46 one-bedroom suites, 25 one-bedroom en suite suites and 35 two-bedroom suites. A total of 131 surface and ground level parking spaces are proposed.
